The MSC U Retail Associate position provides a unique opportunity for a talented individual to launch a career in retail real estate and gain skills necessary to become a successful associate broker. The position will serve in a support role to the head of the MSC U division focusing on campus facing landlord and tenant real estate leasing across the country. Candidates will have the opportunity to learn in a variety of areas including identifying and recruiting new business opportunities, executing new marketing and location strategies, data and project management and client relations.
JOB RESPONSIBILITIES:
• Managing new and existing tenant outreach including cold calls, comparative research, property showings and meeting follow ups
• Marketing properties and establishing market leasing rates and terms
• Compiling property and submarket data information for clients, such as competitive building surveys, summary reports, maps and leasing status updates
• Preparing letters of intent and/or request for proposals
• Preparing tour books for clients
• Preparing marketing material for listings
• Analyzing data and preparing real estate reports as necessary. This may include researching average asking rents, large tenants in the market, historical occupancy data, trends, or market comparisons
• Gathering, coordinating, and distributing materials necessary for transactions such as listing agreements, commission agreements, leases, and sales agreements
• Participating in negotiations and interfacing with Landlord’s architects, engineers and/or legal counsel representation
• Maintaining knowledge of market conditions, trends in values, and potential and existing legislation that may affect the real estate industry
• Upholding accurate and up-to-date information in company databases

RETAIL REAL ESTATE BROKERAGE INTERNSHIP
This MSC Retail, Inc. internship is designed for current undergraduates or graduate students seeking a career in commercial real estate. Participation in the program is intended to provide a well-rounded knowledge of the retail real estate business by working alongside talented professionals in one of pre-eminent retail brokerage companies in the country. It is also a valuable introduction to the practical “real world” needed skills in the fast-paced world of real estate brokerage. The candidate will be privy to confidential market information and will need to be sufficiently professional to maintain the confidence of such information.
Responsibilities will focus primarily on gaining general knowledge about retail real estate and gathering and coordinating market data. The program will include opportunities to undertake information gathering, research and analysis of data to provide relevant advice and information. The candidate will also be updating critical databases needed to furnish important supporting information to company clients. Specific tasks will include the following: (i) updating trade area “competition maps”; (ii) property and owner research and databasing; (iii) database management; (iv) market research; (v) production of site selection “tour books”, offering memorandum and broker’s opinions of value books; (vi) site pictures; (vii) due diligence archiving and review; (viii) limited financial analysis; and (ix) data mining for retail competition.
